Zetland is a mixed-use inner-city suburb located four kilometres south of Sydney's Central Business District. Traditionally a largely industrial suburb, recent gentrification has seen Zetland grow in popularity as a place to live, with the relatively new Green Square and Victoria Park districts combining modern retail, business and residential offerings together.
Zetland was named after Thomas Dundas, 2nd Earl of Zetland, who was a friend of New South Wales Governor Sir Hercules Robinson. Zetland is an older spelling of Shetland. The suburb originally featured a swamp and a lagoon, which were drained in the early 20th century to make space for the Victoria Park racecourse. A vast aquifer runs below Zetland, which attracted wool washing and tanning industries to the area in the 1800s. While Victoria Park racecourse closed after WWII, the Woolwash Park Pond in Victoria Park reminds residents today of the suburb's swampy heritage.
The Green Square district is located in Zetland's western portion, while the Victoria Park community sits on the suburb's eastern border. A shopping centre and a Virgin Active gym are located in Victoria Park. Zetland's southern half is still largely industrial and commercial land. The M1, which connects central and eastern Sydney to Sydney airport and beyond, lies parallel with Zetland's eastern border.
